VAT and Listed Buildings

For anyone seeking to carry out major works to a Listed Building the question of Value Added Tax will loom large as it may be at the Standard Rate (17.5%), Reduced Rate(5%) or Zero Rate (0%) . It is a popular misconception that a Listed Building is always going to attract VAT at Zero Rate. If the work is considered, by HM Revenue and Customs, to be an "Approved Alteration" , then it will be Zero Rated but there are many caveats which may result in Tax being charged where you may not have anticipated it. To be on the safe side, discuss the project at an early stage with the VAT Helpline or an experienced VAT Consultant. We have a former VAT inspector as a consultant who has many years of specialising in Listed Buildings. We may be able to help you to ensure that you are only liable for the correct amount of VAT applicable.
